Originally constructed in the 1980s as a four-storey office building, 85 Frampton Street located just off Edgware Road in Marylebone was extended, refurbished, and reclad in 2017 to create a five-storey mixed-use property. The lower three floors comprised office space, with nine residential apartments occupying the top two floors. The client has held the asset since 2015, operating it as a fully let investment.
In early 2021, the office tenant gave notice to break their lease, prompting the client to consider alternative uses for the vacated floors. RENU were appointed to lead a strategy for repurposing, securing a permitted development consent for 23 additional residential units (studios, 1-beds and 2-beds).
Following detailed design development, specification work, and commercial negotiations, MY Construction was engaged to deliver the conversion. Importantly, construction was phased and delivered while the upper floor apartments remained fully occupied.
The result is a discreet, high quality residential conversion in a prime central London location fully let within a month of completion and maximising the potential of a mixed-use asset.
