Located in the heart of Hammersmith, just moments from the high street and underground stations, this five-storey office building had become outdated and no longer aligned with modern workspace demands. RENU were appointed to assess its potential for repurposing.
Following a comprehensive feasibility study across all residential asset types, including retained office use, we were instructed to lead the development of a new 179 bed student accommodation scheme, identified as the most viable and deliverable solution.
The proposal reimagines the site as a vibrant, community facing destination, incorporating a 14-storey tower, a new ground floor library for the neighbouring Irish Cultural Centre, and a private rooftop terrace for residents.
Heads of Terms have been agreed with a major UK university for a nominations agreement, supporting key policy objectives set by the GLA.
The building is designed with a strong focus on high quality architecture, contextual townscape integration, fire safety, long term durability and sustainable material use. creating lasting urban and social value.
A full planning application has been submitted to the London Borough of Hammersmith and Fulham, with committee determination scheduled for July 2025.
